The short version
Precision Valuations gives you a professional appraisal of your home, ordered online. You enter your card when you order, but we do not charge it until we deliver your finished report. If we decide your property is too complex for our desktop service, we decline it and you are not charged anything. This page explains the rest in plain language.
Who we are
Precision Valuations is a veteran-owned, certified residential appraisal firm based in the Fairbanks North Star Borough, Alaska. You can reach us any time at info@precision-valuations.com or 907-531-5225.
What you are ordering
You are ordering a desktop appraisal: a certified appraiser determines your home’s value using property data, photos and a floor-plan scan you provide, and recent comparable sales — without an in-person visit.
Your order includes two things. The signed PDF appraisal report is the official, USPAP-compliant document of record. The interactive online report is a plain-language explanation of that document, built to help you understand it. If the two ever seem to disagree, the signed PDF is the controlling document.
How payment works
When you place your order, you authorize us to securely save your card. We charge it only when your finished appraisal is delivered. If we decide your property is too complex for a desktop appraisal, we decline it and you are not charged anything.
Your full card number is handled by our payment processor (Stripe) and never touches our servers. By placing an order you agree to this save-now, charge-on-delivery arrangement.
When we decline a property
We are deliberately built for the majority of straightforward homes. Some properties are too complex for a responsible desktop appraisal — for example, unusual or mixed-use properties, or homes where the available data is too thin. When that happens we decline the order quickly, release the hold on your card with no charge, and, where we can, point you toward an appraiser who handles that kind of work.
Refunds
Because we do not charge your card until your report is delivered, a declined order simply means no charge ever happens — there is nothing to refund.
This is true even if you have already uploaded photos or completed the floor-plan scan. If we decline your property after you have done that work, you still pay nothing — that work is on us.
Once a finished report has been delivered and your card charged, that fee is generally non-refundable, because the work is complete — but contact us if something is wrong and we will make it right.
Your responsibilities
You agree to give us accurate information about your property, and you confirm you have the right to share the photos and documents you upload. Please do not upload photos that include other people without their okay. The more accurate your information, the more accurate your appraisal.
What an appraisal is — and is not
An appraisal is a professional, independent opinion of your home’s most-probable market value as of a specific date. It is not a guarantee of what your home will sell for, and it is not legal, tax, or investment advice.
Our appraiser is independent. We have no stake in your sale, loan, or case, and our fee does not depend on the value we find.
Keeping your information confidential
Appraisers follow strict confidentiality rules under USPAP (the Uniform Standards of Professional Appraisal Practice). We keep your information and your report confidential, and we share your results only with you and the people you tell us to (for example, your attorney). See our Privacy Policy for details.
Your account and acceptable use
If you create an account, you are responsible for keeping your login secure. Please use the service only for lawful purposes and do not try to break, overload, or misuse it.
Disclaimers and limits
The service is provided on an as-is basis. To the fullest extent allowed by Alaska law, our total liability for any claim relating to an order is limited to the amount you paid for that order. We are not liable for indirect or consequential losses, such as a sale that does not close.
Governing law
These terms are governed by the laws of the State of Alaska, and any dispute will be handled in the courts located in Alaska.
Changes to these terms
We may update these terms from time to time. When we do, we will change the “last updated” date below. If you keep using the service after a change, that means you accept the updated terms.
